Real Estate
Maybe your dream home is a cabin perched on the side of a hill overlooking the lake or river, or a sprawling ranch-style house with acres of pasture for your horses. If you’d prefer a mansion with a boat
dock at water’s edge, or a luxurious condominium overlooking the 14th green, you can find that home in
Stone County.

The population growth rate is surging as visitors become homeowners on a full-time or part-time
basis. Stone County offers a full range of housing choices and a broad variety of home sites to suit
anyone who likes country life. Land costs are modest compared to urban areas, and home buyers are
sometimes surprised at how favorably the costs of land and houses compare to urban markets.
Statistics gathered in the 2000 census state that the average house value is slightly less than $125,000
in Stone County. Most homes are valued in the
$50,000 to $150,000 range; however, a home valued
at $150,000 may far exceed the expectations of
buyers accustomed to urban home values.
Since the 2000 census, a growing market has
developed for upscale homes valued at more than
one million dollars. Homes ranging up to 12,000
square feet and high-tech features such as computeroperated
sound, lighting and safety systems have
been built.
Residential subdivisions with home sites and existing
homes in all price ranges are as plentiful as more
secluded properties. Self-contained subdivisions are
also available around golf courses.
Rental properties are also available for people who
may want to “test the water” at Table Rock Lake and
area streams before they become proud homeowners
in Stone County.
Upscale Real Estate
The single biggest draw for “upscale” home
buyers is Table Rock Lake.
Of 15 recently sold properties valued at $500,000
or more, two-thirds of them were waterfront
properties. And of 24 currently listed properties
valued at more than $100,000, all but one property
are waterfront or water view sites. The most
expensive property currently listed for sale is a
six-bedroom, eight-bathroom lakefront home valued
at $1.7 million.
There were few upscale homes in Stone County
until the early 1990s when Branson and the Table Rock Lake area attracted the world’s attention with dozens of celebrity entertainers. Since then, expensive
homes have become an important part of the real estate industry.
Potential buyers are often working professionals and retirees. They are looking for lots of square footage and
amenities. Some have families. They buy or build a large house as a second home. Some of them have multiple
homes. They want these homes in areas where there are plenty of activities, a pleasant climate and a central
location.
Homes on or near Table Rock Lake, golf course homes and proximity to Branson’s entertainment and
activities are the leading attractions for upscale buyers. They prefer locations that are not too remote – within
about 30 minutes of Branson.
Buyers will typically visit the area three times before
making a real estate purchase, a real estate source
stated. Internet technology is simplifying the process
of looking for property.
They can buy a lot of house for their money in the
Ozarks. People from the west coast where housing is
so expensive are amazed at what their money can buy.
Buyers also come from the Minneapolis and Chicago
areas and other cities within a day’s drive of Table
Rock Lake.
